Why real estate analysts need AI — not just better data

15 March 20265 min read

The bottleneck in real estate analysis is not data access. It is the manual work that sits between raw data and a finished deliverable. Here is how AI changes that.

Real estate professionals have had access to more data than ever for the past decade. Transaction registers, listing portals, planning databases, satellite imagery — the raw material for analysis has never been more abundant.

And yet the workflow has not changed much. An analyst still pulls data from multiple sources, normalises it in a spreadsheet, writes a narrative in Word, and then manually formats the output for the client or committee.

The bottleneck was never data. It was the hours of manual work that sit between data and a decision.

Where the time goes

In a typical market report or feasibility study, the analytical judgment — the thinking — might take two hours. The data gathering, formatting, and presentation take six to eight. That ratio is inverted. Analysts spend most of their time on tasks that have nothing to do with their expertise.

This is where AI changes the equation. Not by replacing the analyst, but by collapsing the manual layer. A model that can retrieve relevant transactions, normalise pricing data, apply comparables methodology, and draft a structured narrative is not replacing judgment — it is removing the work that precedes judgment.

Why generic AI is not enough

ChatGPT and similar tools are useful for drafting and summarising. But they have no access to verified real estate transaction data. They cannot run a comparables analysis grounded in actual DLD registry data. They cannot produce a development feasibility appraisal with a traceable cost model.

For professional use — where outputs go to investment committees, lenders, or clients — traceability is not optional. Every number needs a source. Every assumption needs to be visible.

The right model

The future of real estate analytics is not analysts using general-purpose AI tools. It is purpose-built agents that understand real estate methodology, work from verified data sources, and produce structured outputs that meet professional standards.

That is the shift Buildable is built for.
